Over the past two decades, Auckland's Hibiscus Coast has transformed from a tranquil seaside enclave into a thriving, sought-after community. This evolution is marked by significant population growth, robust infrastructure development, and a vibrant lifestyle that continues to attract new residents and businesses.

A Flourishing Lifestyle by the Sea
The Hibiscus Coast offers a unique blend of coastal charm and urban convenience. Residents enjoy pristine beaches, lush parks, and a strong sense of community. Key attractions include the Orewa Beach, renowned for its golden sands and surf-friendly waves, and the Shakespear Regional Park, offering panoramic views and diverse wildlife. The area is also home to a variety of cafes, restaurants, and shopping centers, catering to a range of tastes and preferences.

Demographic and Economic Growth
According to the 2023 New Zealand census, the Hibiscus Coast's population reached 64,542, reflecting a 17.5% increase since 2018 and a 46.2% rise since 2013 . This surge is complemented by economic prosperity, with areas like Millwater North experiencing a significant rise in median personal income—from $34,200 in 2018 to $59,600 in 2023.

Infrastructure and Transportation Developments
To support its rapid growth, the Hibiscus Coast has seen significant investment in infrastructure and public transport. A major upgrade to the Army Bay Wastewater Treatment Plant is part of Watercare’s broader plan to invest $500 million in wastewater infrastructure over the next decade.
On the transport front, the Hibiscus Coast Bus Station has become a major hub for the region, linking commuters to the Northern Busway and central Auckland. Since its opening, the station has played a vital role in easing congestion and providing efficient access to the city.
Another transformational project currently under construction is Penlink—a new $830 million, 7-kilometre transport link connecting the Whangaparāoa Peninsula to State Highway 1 at Redvale. Once completed, Penlink will significantly reduce travel times, enhance freight movement, and unlock new development opportunities across the Hibiscus Coast and surrounding areas.
These improvements reflect Auckland’s commitment to building a future-ready, well-connected coastal region that meets the needs of its growing population.

Future Outlook
Looking ahead, the Hibiscus Coast is poised for continued growth. Projections indicate an addition of 41,000 new homes and 110,000 residents by 2050, primarily in areas like Silverdale, Dairy Flat, Wainui, and Orewa . To support this expansion, plans include a new 16km rapid transit corridor from Albany via Dairy Flat to Milldale, improved public transport connections, and 25km of new walking and cycling paths.

Precise Homes: Building the Future of the Hibiscus Coast
Precise Homes has been an integral part of the Hibiscus Coast’s growth journey for nearly 15 years. From early developments near East Coast Road to the well-regarded project at Jack Hawken Lane, the company has consistently contributed to the area's transformation into a thriving, modern coastal community.
Today, Precise Homes continues its commitment with two more key developments in the region. Precise on Johns Creek in Silverdale is now ready for residents to move in, offering quality homes designed for modern living. Just nearby, Precise on Melia—currently under construction and neighboring the Hibiscus Coast RSA—promises to bring further vibrancy and high-quality housing to the heart of the community.
As the Hibiscus Coast continues to grow, Precise Homes remains dedicated to supporting that growth—developing thoughtfully designed neighborhoods and maintaining strong ties to the community it proudly calls home.

The Hibiscus Coast's transformation over the past 20 years reflects a dynamic interplay of natural beauty, strategic development, and community engagement. With ongoing investments and a clear vision for the future, the region stands as a testament to sustainable growth and quality of living.
